Summary: Introduction: Often the owners, managers and the ones in charge of buildings tend to minimize the need of maintenance when the stage of use and operation arrives, thinking that maintenance is no longer needed after the builder finally delivers the construction. Therefore these buildings have their life cycle diminished and in time loose the functionalities they were first projected for. The problem is that lot of these edifices are property of the Federal Government and are impaired by years of no appropriate maintenance, otherwise receiving only palliative or corrective maintenance
— always after the emergence of the problem. For no other reason the Brazilian Association of Technical Standards created norms aiming at the standardization of this kind of maintenance. In addition, the Federal Court of Auditors suggested that every government department should develop it’s own maintenance program in order to cut costs, to extend their buildings’ life cycle and to protect public properties in general. However, the Federal University of Espírito Santo (UFES) still doesn’t have a maintenance program, what may attach extra costs and delay to maintenance activities. The main goal of this research is to elaborate a tool for building inspection that could help the management of maintenance activities at UFES. In Theoritical terms the research was supported by ABNT rules on the topic. The research method is descriptive and it’s purpose is to classify the types of maintenance realized at UFES. The data was collected from the University’s Demand Management System. By means of those observations it was possible to identify the measure of urgency of maintenances, the most common ones and also the construction systems most prone to need intervention. The result of analysis revealed that high urgency incidents represent a large percentage and that incidents concentrate on a few construction systems. With those results in mind, as a technological product, was elaborated, na application was developed, in the form of a tool for building inspection, and the data about finished maintenances capable of helping the management of maintenance at
the university was cataloged. This research was elaborated under the research domain ‘2 – Technology, innovation and operations on the public sector’, which is part of the ‘Structuring Project 3 – Actions and finalistic programs for government support’.
